Site Details

Vertical small.jpg (16586 bytes) Superbly located on the north-western coast of Fiji's main island of Viti Levu, the Saweni Resort site comprises a total land area of 406 acres (164 hectares). The site borders the main, Queens Highway and is 15 minutes drive north from Nadi International Airport and 10 minutes drive south from Lautoka, Fiji's second largest city. The Saweni Resort development site features over 2 kilometres of north facing ocean frontage, sweeping views across Saweni Bay and gives direct access to off-shore islands. The area is an abundant natural marine environment with warm seas, coral reefs, golden sand and palm fringed beaches. The topography is predominantly gently flowing hill, allowing excellent integration for resort development and championship golf course, and has magnificent scenic back drop of the Sabeto Mountains and the valley of the sleeping giant.

The region represents Fiji's prime growth area with established tourist infrastructure and substantial international resort developments including "Sheraton Fiji Resort" and "Sheraton Royal Denarau Resort" (formerly the Regent of Fiji).

All services are existing and available to the site including clean-potable water, sewerage, power and modern telecommunications, ample available labour, abundant fresh food - tropical fruit and seafood delicacies, and an idyllic, exotic location free from tropical disease.

Title Particulars

The amalgamation of legal titles and the transfer of the leasehold ownership to Saweni Resorts Limited is complete. Development leases may in accordance with their terms be converted to 99 year leases as each section of the project is completed.

Leases

Saweni Resort land tenure is by 99 year lease and 10 year Development Leases. The majority of titles are under native title - The Native Land Trust Board (NLTB) and the balance under government / State lease.
