EXECUTIVE SUMMARY    

   Introduction          

          A major development site for the development of the South Pacific's premier international tourist destination and integrated residential resort is offered in the sale of Saweni Resorts Limited. The site is fully owned by Saweni Resorts Limited. Development plans have been prepared and local government approval for development has been granted which allows broad flexibility for optional development.

General Description               

    Located on the climatically favoured north west coastline near substantial existing tourist development in the Fiji Island's most popular tourist area, the Saweni Resort site is 15 minutes drive from Nadi International airport. The amalgamated land area totals 406 acres (164 hectares) and features over 2 kilometres of ocean frontage.

    Development leases may in accordance with their terms be converted to 99 year leases as each section of the project is completed. Current planning and approvals include development of an integrated tourist resort and residential project comprising international hotels, shopping centre, marinas, harbour front residences and condominiums, championship golf courses and sports-recreation and country club.

Ownership

    Ownership of the project is offered by sale and purchase of 100% of the shares in Saweni Resorts Limited a company incorporated and resident in Fiji, which owns all assets and approvals connected with the site. The purchaser of the company is protected under comprehensive warranties as set out in the contract of sale.
